Bringing new potential to this Brownfield Development located in an area of extraordinary growth and development.

This 42.25-acre Brownfield Development was the location of three former industrial sites utilized for abrasives, chemical manufacturing and landfill operations. Brownfield Developments are underutilized industrial properties usually suffering from some sort of contamination. When LANDx Developments got to the site, it was contaminated with heavy metals, petroleum, PAH’s among other contaminants of concern.

Early on in the project, LANDx Developments was successful in managing the capital loan application from the Federation of Canadian Municipalities (FCM), receiving $17.5 M in 2013. The goal of the Federation of Canadian Municipalities is to provide funding in order to improve the quality of life for residents. This loan was utilized towards the development of innovative and award-winning remediation technology in order to recycle on-site contaminants. Remediation of the property has completed on the first and second phases and is nearing completion on the remainder of the property. LANDx Developments is currently responsible for asset management activities, including planning applications, budget approvals and overseeing cost shared works for the development.

Phase I, comprised of 14.85-acres of land, has received draft approval and construction is set to begin in the Fall of 2018. Phase II and III are currently subject to draft approval. Both Phases I and II of the development have been sold, with the land available for sale in Phase III being comprised of 16.94 acres. The project also includes non-for-profit apartment land, which is set to comprise of 60 affordable apartment units targeted to senior populations.

Artisan Ridge has plenty of potential. The City of Thorold is currently experiencing a period of extraordinary development. Thorold is located on the Niagara Escarpment, placing Artisan Ridge around natural parks and residential neighbourhoods. The area is rich in history, home to sites such as the Battle of Beaverdams Park and the Welland Canal. Support from the City of Thorold on this long-term development project has been critical throughout the remediation, planning approvals, servicing and construction process.
