A site with significant economic potential in the City of Niagara Falls, in need of the right developers for the project.

This 77-acre brownfield development in Niagara Falls had a long-standing history as a chemical manufacturing facility, leading to a variety of environmental challenges. This strategically located property had significant potential, but was in need of the right developers for the project.

To alleviate some of the financial burdens associated with the assessment and remediation of the property, LANDx Developments has received approvals on behalf of the developer for $350,000 in Federation of Canadian Municipalities (FCM) grants for this project to date. LANDx Developments is currently in charge of coordinating environmental remediation work, site servicing, and required planning and development approvals.

The development of these lands has been further facilitated through a partnership between the developer, the City of Niagara Falls, and Niagara Region for the extension of Thorold Stone Road. Phase I of the extension of Thorold Stone Road has been completed, and planning is now underway for the second phase of extension activities. Working closely with municipal representatives has assisted in achieving mutually beneficial outcomes, overcoming challenges related to environmental remediation, on-site vegetation, and site servicing.

The opportunity presented through this brownfield development is substantial. The opening of vacant employment land in close proximity to the downtown core has the power to significantly increase the economic potential for the City of Niagara Falls. The Cytec site is an ideal location for redevelopment, especially considering recent news related to the potential expansion of regular GO train service to the Niagara Falls downtown. The proposed development is strongly aligned with regional objectives to built compact, mixed use, active transportation friendly communities in developed areas and limit urban sprawl to protect green space. It is also supported by Niagara’s Brownfield Community Improvement Plan, which designates the site as a highest priority redevelopment area for future employment purposes.

The first phase of development has been successfully remediated and has received records of site condition. Assessment and remediation of the remaining phases is underway.
