This high-density Burlington development project is in its early stages and looks to take advantage of a prime opportunity in the heart of the Downtown area. Burlington is an exciting waterfront city thriving from new development and growth, particularly in the downtown. The area is perfect for residential development and intensification, as it’s surrounded by great schools, employment opportunities, shopping, dining, major transit infrastructure, and parks and open space.
Through rigorous background research and due diligence, LANDx Developments was able to assist in finding the right opportunity on Martha Street in Burlington. We assisted in the negotiation process and subsequent acquisition of the six lots on this property on behalf of the owner. We were able to assist in acquiring the property due to our thorough preliminary assessment and detailed review. This due diligence outlined the feasibility and profitability of the project. Once the property was acquired, we provided ownership with a detailed pro forma analysis to inform decision making. Along with this, a detailed planning summary with expected risks involved was provided to allow for full analysis of the assembly. The same reports were utilized in laying out accurate sales targets and construction costs. Understanding the budget for this project through detailed pro forma analysis, allowed us to take the right financial approach to decision making.
Work continues on the submission of the Official Plan Amendment (OPA) and Zoning Bylaw Amendment (ZBA) development application. Through LANDx Developments’ network of trusted consultants, we were able to facilitate the completion of the requested technical reports and studies. LANDx ensured that these studies were completed in a comprehensive fashion, decreasing the project timeline, avoiding duplication of work, and producing consistent technical findings in support of the development.
LANDx Development is presently acting as the Director of Development for the Martha Street project. In this role, we are working strategically to make high-level decisions to guide the project towards approval and construction. As the project moves forward we will take on financial oversight, consultant coordination for drawings, site plan application, and sales & marketing oversight.
