Treviso is a 7-storey residential condo in Stoney Creek, completed by Landform Development Group. As the first condominium project to be built in over 20 years in Stoney Creek, the Treviso project has contributed to and benefitted from recent growth and development in the City of Hamilton. The 54 units of the Treviso project have been completely sold out. Residents enjoy a prime location within walking distance of a variety of key features such as transit infrastructure, shopping opportunities, schools, parks and open space.
Before construction, LANDx Developments arranged the construction loan and mezz debt for the developer. Our role also involved the management of the pro forma budget and construction draws. We completed all closings of the condominiums after registration and managed the turnover process to the Condo Corporation. In addition, LANDx Developments assisted with all Tarion warranty form reviews oversaw deficiency and the one-year performance audit. Currently, LANDx Developments are managing the second year performance audit.
LANDx Development’s project management and financial backgrounds allowed us to provide a number of options for financing this project and providing sound advice on which direction to go. Representing the owner, we were able to work with a B19 consultant to mitigate any issues and deficiencies that arose during the Tarion Warranty period. Working through the pre-delivery inspections and first-year audit we were able to successfully deal with the Condo Board on outstanding deficiencies and maintain a good rapport with Tarion.
Our research and due diligence have made the profitability and feasibility of this project transparent through every stage of development. Now, after completion, LANDx Developments is successfully working on the condo’s 2nd-year performance audit. The projects we work on do not end after construction is complete. Ensuring that suite owners are happy and Tarion reports are positive allows for the next project to start without any negative impact.
